Ingham and Yorke are a four partner firm working from two offices with a long established foundation of rural estate management. In addition we carry out a wide range of private client work and our client base takes us throughout Northern England.

John Staples



A ‘Man of Kent’, John moved to Lancashire in 1991 having qualified in south west Scotland and gaining further experience in Suffolk. With a sound background in estate and property management, John became a partner of Ingham & Yorke in May 2000 and manages a number of private estates within Lancashire and Yorkshire.


John has extensive experience in utility schemes in relation to gas and water pipelines in the North West of England together with land compensation and reinstatement matters. He has also successfully managed planning and development projects on land for building.

Charlie Yorke



Charlie qualified professionally in 1990 and became a partner of Ingham & Yorke in 2000, working from the Clitheroe office.


With long established connections in the Ribble Valley, Charlie’s specialism is the rural estate management with a broad knowledge of estate planning, land compensation and sporting rights.  He also acts as a trustee in a professional capacity for a number of clients and has a wide range of contacts nationally.

Brian Rycroft



Brian joined the partnership in 2010 and has thirty years’ experience of specialising in the management of private estates across North West England, dealing in all aspects of rural property management.  Brian has a wide experience in valuation and landlord and tenant issues and is an agent for the Agricultural Mortgage Corporation plc dealing with farm finance.

Tom Manson



Tom started his career at Ingham and Yorke in 2005, having completed a degree in geography at the University of Durham. His professional training was completed through the University of Reading where he obtained a postgraduate diploma whilst continuing to work as an assistant land agent. He gained professional membership to the Royal Institution of Chartered Surveyors in 2008.


Born and bred in north Lancashire, Tom has established connections throughout the north of England and specialises in the management of rural estates and landlord and tenant issues. He became a partner of the firm in May 2019.

Richard Cornish



Richard is a consultant to the firm, having retired as senior partner in 2019. His Ingham & Yorke career started in 1980 and he was a partner pf the firm for thirty years.


He has an unrivalled knowledge of Ingham & Yorke clients and their property, providing extensive depth and experience in property management, valuation, planning and development land issues. He is a trustee for several clients and manages property for private individuals, companies, trusts and charities.

Helen Vickery



After graduating from Harper Adams University, Helen began work at our Huntroyde office in 2010.  In 2011, she gained professional membership to the Royal Institution of Chartered Surveyors and has recently achieved fellowship of the Central Association of Agricultural Valuers. She is an agent for the Agricultural Mortgage Corporation.

Brought up on a dairy and sheep farm in the Ribble Valley, she has considerable knowledge of livestock farming and specialises in rural estate management. Helen also has wide experience of compensation and project management matters relating to utility schemes.  She also manages residential lettings from the Huntroyde office.

Richard Bell

Chartered Surveyor

After graduating from Harper Adams University in 2016, Richard gained a position as a Graduate Surveyor in a local firm, covering both North Lancashire and South Cumbria. In 2017, he successfully achieved membership of the Royal Institution of Chartered Surveyors, at the same time becoming a RICS Registered Valuer, before then joining Ingham & Yorke in the Summer of 2018. He qualified as a Fellow of the Association of Agricultural Valuers in Autumn 2018.


Richard was brought up on a traditional estate in South Lancashire, developing a keen interest in all aspects of rural life and in particular field sports. He principally assists Richard Cornish and Tom Manson with the management of private estates from the Clitheroe office.

Patrick Holmes

BSc (Hons), PgD

Assistant Land Agent

Having obtained a postgraduate diploma at Harper Adams University in 2013, Patrick worked for a general rural practice based in the Lake District before joining Ingham & Yorke in 2015. Principally involved in the management of private estates assisting Brian Rycroft from the Clitheroe office, he is also working toward gaining membership of the Royal Institution of Chartered Surveyors.
